and I smell an eager beaver MBA who's bucking for upper management. While the leases should have raised the rent after all these years, it would have been far wiser to do it in smaller increments that would have given more of an appearance of being reasonable and necessary progress toward market levels.

IOW, you obviously don't need to be smart to go to b-school.
